Absolutely, I encourage everyone to attend the inspection. The inspection can take several hours, however this is a good chance for you to take any measurements of the house, or ask any questions that you may have about a part of the house.

How long does a home inspection take?

A typical home inspection will last approximately 2 1/2 hours. However, depending on what is found or the square footage of the house it can last for a few more hours than that.

What’s included in a home inspection?

At a home inspection, the inspection will cover all components of the house inside and out. At Smith Inspections, we also offer a free 90-day warranty for any of the appliances and other components of the house. We also make sure you have the report before we leave the property. So that you have anything that you need before we leave.

Any potential problem in the house will be documented in the report, and we will do our best to ensure that we are completely transparent to help you make an informed decision as to what your next steps should be. Radon gets into your house through open windows and cracks in the foundation. It is found in most homes, however, it is not at a high enough level to affect most people. The most common times I encourage a radon test is whenever a home has a basement.

The typical home inspection will cost $350. However other factors could raise the price such as higher square footage homes, septic tanks, pools, WDI inspections, and other potential things on the property.

What are some good questions to ask during a home inspection?

There are no bad questions to ask during a home inspection, if you have a question about how something works or if it is in good condition make sure you ask the question. Other questions to ask before the home inspection would be how do you inspect the roof, or what happens if the A/C goes out after the inspection.

If you are selling a home and are having an inspection done to it then the biggest thing to make sure of is to make sure all attics and crawl spaces are accessible, and all utilities are turned on.
